RE/MAX of Texas Names Roberta Carlton as an Agent of the Quarter December 21, 2006 – Arlington, Texas- With the New Year nearly at hand, RE/MAX of Texas has selected its quarterly list of outstanding Texas real estate agents. Among them is veteran Realtor Roberta Carlton of Arlington. Ask about Roberta Carlton around the office of RE/MAX Pinnacle Group Realtors and you will hear words such as bravery, commitment, compassion and survivor to describe this wonderful lady. Her personal charm and business savvy have won her consistent referral business throughout her 24 years in the real estate industry. “She is extraordinarily personable and a pleasure to work with. Her clients absolutely love her,” says former RE/MAX agent and Roberta’s assistant and close friend, Kristin Hill, who has worked at RE/MAX Pinnacle Group Realtors for the past six years. Beginning her career in 1983, Roberta came from a background as a paralegal. Now she handles all types of residential real estate in the Arlington and surrounding Metroplex areas. “My mother joined RE/MAX® to achieve greater independence as a successful business woman, and her success is due to her philosophy of treating each client as a friend and not as a transaction,” comments Roberta’s son, Jerry Carlton, who is also an agent with RE/MAX Pinnacle Group Realtors. Prior to embarking on a career in real estate, Jerry taught customer service in corporate America and sees his mother putting those same values he taught for many years into practice every day. Commitment and determination are more than just hallmarks of the best agents; they are also the marks of a true survivor. Last year, Roberta represented RE/MAX and the Susan G. Komen Foundation as a model and breast cancer survivor at the RE/MAX international convention in Las Vegas. “There wasn’t a dry eye in the standing-room-only ballroom as Roberta and the other models exemplified the true grit and determination of these brave and beautiful ladies,” said John Pollock, Broker/Owner of RE/MAX Pinnacle Group Realtors. “In addition to her commitment to the Susan G. Komen Foundation, Roberta is also very active in her local church, participates in the Komen Race for the Cure® each year, is involved with the Children’s Miracle Network® and has achieved Hall of Fame and Platinum Club membership status in her business. “Roberta never meets a stranger and is constantly on the move, never stopping, always gracious and has an infectious laugh that resonates through the office. I am honored that she is part of our organization,” concludes Pollock. Congratulations Roberta on all your many accomplishments and victories. First Time Buyers >Your Principal Residence
The Federal Tax Code allows married taxpayers to exclude from capital gains taxes up to $500,000 in profits from selling a home (singles can exclude $250,000). In order to qualify for this exemption, you must prove that that the home has been your principal residence for at least two out of the last five years. The establishment of the home as a principal residence depends on the facts of each homeowner's circumstance. Here are two cases to consider.
Homeowner A has lived at 25 Pine Drive for 12 years. Although he stays at his vacation cottage in another town for up to three months out of each year (sometimes more), 25 Pine Drive is his principal residence, where he lives most of the time. When he sells the home, Homeowner A (filing as a single individual) can keep up to $250,000 in tax-free profit.
Homeowner B buys 108 Maple Street, intending to live there. He rents it out while waiting to sell his current home, where he has lived for six years. His principal residence sells at the end of two years. Homeowner B moves into his new house, lives there for three months, and then decides to travel. After a six-month trip, he regrets buying 108 Maple Street and sells it. Even though he has owned the house on Maple Street for over two years, it won't qualify as "owner-occupied", because he only lived in it for a few months. Thus Homeowner B is not eligible to claim the tax exemption when he sells the house on Maple Street.
Consult your tax advisor for advice about your particular circumstance.
